RentWiseCalc is a free collection of 30+ real estate calculators covering mortgage payments, rental yield, cap rate, cash-on-cash return, fix-and-flip analysis, DSCR loans, tax depreciation, and more. Every tool is designed to answer a specific question a buyer, investor, or landlord faces — instantly, accurately, and without requiring an account.

The site was built out of frustration with existing tools: either paywalled behind real estate software subscriptions, cluttered with ads, buried inside broker websites with upsells at every click, or simply inaccurate. The goal was a single, reliable destination for every calculation a serious real estate decision-maker actually needs.

All formulas are independently verified against published standards. Mortgage amortization uses the standard annuity formula consistent with every major lender. Cap rate and NOI calculations follow CBRE and appraisal industry conventions. Tax depreciation follows IRS Publication 527 (27.5-year residential schedule). Where methods vary — such as DSCR loan minimum ratios across lenders — we document the assumption used and note the range.
